The traditional way of building a home splits the work in two. You hire a designer, take the finished drawings out to tender, and then hire a builder to price them. The two never meet, and every gap between the drawing and the site becomes a conversation you have to referee.
Design-build removes the seam. Design-Build under one roof. means one team carries the project from first sketch to final walkthrough, on one contract, with one person answerable for the result.
The practical difference shows up early. Costs are attached to decisions while they are still being made, not discovered at tender when the design is already finished and the budget is already set. If a detail is going to be expensive to build, you hear it in the design meeting rather than in a change order.
It shows up again on site. When a question comes up behind a wall, and it always does, there is no waiting while two companies work out whose problem it is. The answer comes from the team that drew it.

Split delivery makes the client the middleman. Every disagreement between the designer and the builder lands on the person least equipped to settle it, usually while the trades are standing around waiting.
One team removes that role. There is no tender gap where the design is finished but the price is unknown, and no argument about whether a problem is a drawing error or a site error, because both belong to us.
It also protects the design. Details tend to get value engineered away when a builder inherits someone else's drawings and finds them inconvenient. When the same team owns both, the reason a detail exists is never lost.
We take design-build projects throughout Calgary, from inner city lots where the constraints are tight and the neighbours are close, to newer communities where the lot is straightforward and the ambition sits in the house itself.
